The housing market is buzzing with optimism as we look ahead to 2025. Experts predict a year of growth and opportunity, driven by improving economic trends, easing regulatory hurdles, and innovative building strategies. Here’s a snapshot of what’s shaping up to be a pivotal year for housing:


Builder Confidence on the Rise

After a steady close to 2024, builder sentiment is climbing. According to the National Association of Homebuilders (NAHB), more than 81% of builders expect increase sales or builds in 2025, with nearly half forecasting revenue increases of 7% or more. This level of optimism hasn’t been seen since the post-COVID housing surge of 2022.


Economic Tailwinds

Builders cite rising material costs and labor expenses as top concerns for 2025. Labor costs have more than doubled in significance, with 49% identifying them as a major challenge, while finding and retaining skilled workers is another pressing issue. 


The Political Boost

The Republican sweep in the 2024 elections has sparked hopes for reduced regulations and policies favoring development. Key policy priorities for 2025 include reauthorizing the National Flood Insurance Program (NFIP), resolving the long-disputed Water of the United States (WOTUS) rule, and advocating for energy policies that support housing affordability. 


Emerging Trends

Builders are doubling down their efforts to expand land portfolios in prime locations, develop energy-efficient homes, and embrace modular construction methods. Many are targeting upscale clients, who are typically more recession-resistant, while others remain focused on the sizable pool of first-time buyers waiting for improved affordability and lower interest rates to enter the market.

While the forecast looks promising, housing markets are known for their surprises. As we step into 2025, one thing is certain: it’s going to be a year to watch.
